Weddings and Events:
WE DO NOT ALLOW PARTIES OR GATHERINGS OF ANY KIND AT THE HOUSE WITHOUT PRE-APPROVAL AND EVENT FEE PAID. ANY ORGANIZED GATHERING WITH OR WITHOUT ADDITIONAL VISITORS BEYOND THOSE LISTED ON THE RESERVATION IS CONSIDERED AN EVENT. (See terms and conditions for details)
Event Fee:
The Event Fee grants exclusive access to the entire property, including the facilities, utilities, and grounds, for organized activities beyond standard residential use. The Event Fee is non-refundable and charged per active event day.
$500 per event day – Up to 30 total guests (including overnight guests) – Maximum 20 cars
$1,000 per event day – Up to 50 total guests (including overnight guests) – Maximum 30 cars
Valet parking is mandatory for events with over 20 cars. Vendors must have a certificate of insurance.
For multi-day events (e.g retreats, multi-day weddings), the Event Fee applies to each active event day. Setup days involving vendors may also require a reduced Setup Fee.
Security Deposit:
A $1,000 refundable Event Security Deposit is required, collected at the time of booking. This deposit will be refunded within 7 days of departure, provided no damage or violations occur.
Insurance Requirement:
Special Event Liability Insurance is mandatory for all events, with a minimum of: $1,000,000 General Liability, $500,000 Property Damage and Liquor Liability coverage included.
The insurance must list the Green House Estate Property Address, Property Owner, and Digsify Property Management as Additional Insureds. Proof of insurance must be provided at least 30 days prior to check-in (or within 48 hours of booking if arrival is less than 30 days away).
Vendors:
Outside vendors (such as caterers, planners, decorators, and entertainers) must be pre-approved and provide a Certificate of Liability Insurance prior to arrival.
Rental Minimum:
A three-night minimum stay is required for all event bookings. Nightly lodging fees are separate from Event Fees.
We are happy to recommend excellent local vendors for planning, rentals, catering, and photography to make your event seamless and unforgettable.

OTHER THINGS TO KNOW:
• We have a minimum age requirement of 30 y/o to be able to book the property.
• Check-in is After 4 pm - UNLESS you obtain prior written authorization.
• Upon booking, we require a photocopy of the lead guest's driver's license which matches the credit card used to book.
• Prior written authorization is required for any visitors not listed on the reservation as registered guests.
• After midnight, any additional person present will be considered an overnight guest unless previously approved.
• Outdoor music must be kept low and must end by 8:00 PM. Music or amplified sound should not be audible beyond the front gate.
PET POLICY
• Up to 2 pets allowed (no cats) with a non-refundable $150 pet fee. Guests are responsible for cleaning up after their pets. Please let us know in advance if you're bringing any animals.
SECURITY
• Security cameras monitor the outdoor perimeter and driveways. If cameras are tampered with, we reserve the right to visit the property to fix the issue.
PARKING
• A maximum of 10 cars is allowed unless approved beforehand. RV parking is available upon request, with a fee if using a hookup.
EARLY CHECK-IN / LATE CHECK-OUT
• Early arrivals or late departures depend on availability and come with a $50/hour fee. Please confirm with us ahead of time.
HOUSE RULES
• Treat this home like it’s your own. No loud noise or unauthorized gatherings. Outdoor noise must be kept to a minimum after 8 pm. No fireworks are permitted. Smoking is strictly prohibited inside and will result in a $500 fine if violated.
BBQ GAS GRILL / KITCHEN OVEN
• Our property offers a gas grill for your enjoyment, perfect for outdoor cooking. Please note, guests are responsible for cleaning the grill after each use and before check-out. If the grill is not cleaned to a satisfactory standard, a cleaning fee of $150 will be deducted from the deposit. The same policy applies to the kitchen oven. Thank you for helping us maintain these amenities for all to enjoy!
CANCELLATION POLICY
• We adhere to a strict cancellation policy. There are no refunds or reschedules without travel insurance. For any concerns regarding potential cancellations or changes, including health issues, emergencies, or other unforeseen events, we highly recommend purchasing travel insurance.
GUEST POLICY
• Unauthorized guests may lead to the immediate cancellation of your reservation without a refund. Only the booked number of guests is permitted.
MUSIC & NOISE
• Outdoor music must be kept low and not extend beyond the property boundary. No music is allowed outside from 8 pm to 8 am. Disturbances may lead to immediate removal without a refund.
OUTSIDE VENDORS
• All external vendors must be approved prior to arrival and adhere to guest limits.
NO CONFETTI OR GLITTER
• Absolutely no confetti or glitter is allowed anywhere on the property. If found, an additional cleaning fee will be applied.
NON-SMOKING PROPERTY
• This is a smoke-free home. No smoking of any kind, including cigarettes, cigars, vaping, or marijuana, is allowed indoors.
